Where water claims go wrong

The damage you can't see is where water claims get underpaid.

A burst pipe or a slow leak can do more damage in a day than most people realize — and much of it hides behind walls, under floors, and inside cabinets. Insurance companies are quick to pay for what's visible and slow to pay for what isn't, which is exactly where a water damage claim tends to fall short.

Hidden moisture and the mold question

Water wicks into drywall, subfloor, framing, and insulation, and it doesn't stop where the stain ends. Left undocumented, trapped moisture leads to warping, delamination, and mold — and once mold enters the picture, carriers often try to limit or deny coverage. Proper moisture mapping and drying documentation at the start protects the claim later.

Repair vs. true restoration

Carrier estimates frequently propose to dry and patch when materials actually need to be removed and replaced. Cosmetic fixes over water-damaged material fail within months, and by then the claim is closed. As your public adjuster, Rubin Adjusting documents mitigation, reconstruction, and any damaged contents as one complete water damage claim — so the settlement covers getting the property genuinely dry and whole, not just dry on the surface.

Common questions

Water damage claims, answered.

Does homeowners insurance cover water damage?

Most policies cover sudden and accidental water damage — a burst pipe, an overflow, an appliance failure. Gradual leaks and flooding from outside are treated differently. The wording matters, and how a claim is presented can be the difference between coverage and denial.

What's the difference between mitigation and restoration?

Mitigation is the emergency work to stop damage and dry the property; restoration is rebuilding what was damaged. Both are part of your claim. Insurers sometimes pay mitigation quickly but underpay restoration — we make sure both are fully documented and covered.

Will filing a water damage claim raise my rates or get me dropped?

That's a real concern in California's insurance market. We can't control carrier decisions, but we can make sure that if you do file, the claim is documented accurately and paid fully — so the claim you take on your record is worth what you recover. We'll give you a straight assessment before you file.

What if mold has already started?

Don't wait. Mold can complicate coverage, so timing and documentation matter. We document the water source and the resulting damage to support the strongest possible claim, and coordinate the right testing where it's needed.

How much does a public adjuster cost for a water claim?

We work on a percentage of what we recover and don't get paid unless you do. The initial review is free. Ask us to look at your claim.
